1. Acceptance of Terms

Welcome to Rentora ("Company", "we", "our", "us"). By accessing or using our website, mobile application, or any of our services (collectively, the "Platform"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to all of these Terms, do not use the Platform.

2. The Platform as a Venue

Rentora provides an online platform that connects landlords ("Owners") with prospective tenants ("Tenants"). We are not a real estate brokerage, property management company, or a party to any lease agreement or other transaction between users.

While we may provide templates, tools, or digital signing capabilities for tenancy agreements, we do not provide legal advice. Users are solely responsible for compliance with all local real estate laws, tax regulations, and the legality of any lease agreements they enter into.

3. User Accounts and Verification

To access certain features of the Platform, you must register for an account. You agree to provide accurate, current, and complete information during registration and to keep this information updated.

Rentora reserves the right to require identity verification (e.g., Singpass, MyKad, or passport verification) for landlords and tenants to maintain a secure environment. Failure to complete verification may result in restricted access or account termination. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.

4. User Conduct and Content

You are solely responsible for all content, including property listings, photos, and messages, that you upload or transmit via the Platform. You agree not to:

• Post discriminatory, offensive, false, or misleading content.
• Violate any local, state, national, or international law or regulation, including fair housing laws.
• Use the Platform for any fraudulent or illegal activity.
• Attempt to bypass the Platform's messaging or booking systems to avoid fees.
• Upload viruses, malicious code, or engage in any activity that disrupts the Platform.

5. Intellectual Property

The Platform and its original content, features, and functionality are owned by Rentora and are protected by international copyright, trademark, patent, trade secret, and other intellectual property laws. You may not modify, reproduce, distribute, or create derivative works from our content without explicit written permission.

6. Disclaimer of Warranties

The Platform is provided on an "AS IS" and "AS AVAILABLE" basis. Rentora makes no representations or warranties of any kind, express or implied, regarding the operation of the Platform, the accuracy of property listings, or the background of any user. We do not guarantee that landlords will find suitable tenants or that tenants will secure properties.

7. Limitation of Liability

To the maximum extent permitted by law, Rentora and its affiliates, directors, employees, or agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including loss of profits, data, or goodwill, arising out of your use of the Platform or any interactions with other users.

8. Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of the jurisdiction in which the property is located (e.g., Singapore or Malaysia). Any dispute arising from these Terms or the use of the Platform shall be subject to the exclusive jurisdiction of the courts in that respective country.
