Do I still pay an agent fee?
No. Since 2024, tenants renting below S$6,000 a month are increasingly asked to pay their own agent — typically around half a month’s rent for a one-year lease. Renting direct on Rentora removes that fee entirely for both sides.
How do I know a listing is real?
Every landlord confirms their identity through Singpass before a listing goes live, and the property is checked against HDB quota and URA occupancy limits. You are not messaging an anonymous account.
Can I legally rent this property on my pass?
Rentora verifies your immigration status with ICA/MOM and checks the property’s eligibility before an agreement is drafted. If a tenancy would breach quota or occupancy rules, you find out before you commit — not after.
Who handles the tenancy agreement and stamp duty?
Rentora generates the agreement, both parties sign digitally through Singpass Sign, and the stamp duty is calculated at 0.4% and filed with IRAS inside the 14-day deadline. An unstamped agreement can’t be used as evidence in court, so this matters more than most people realise.
What protects my deposit?
