JB vs Singapore Rent: How to Compare What S$2,000 Gets You on Each Side

S$2,000 is RM6,380.60 at Bank Negara Malaysia's noon middle rate of 3.1903 ringgit per Singapore dollar on 19 October 2026, and the honest way to compare a Johor Bahru rental with a Singapore one is to convert that figure, then add the costs the headline rent hides. This guide gives you the conversion, the method, and the rules that differ once the lease is signed. It deliberately does not quote typical rents for either city: no official figure for what a given unit type costs in Johor could be verified for this article, so you will find a way to pull your own comparables below instead of a number we cannot stand behind.
What is S$2,000 worth in ringgit today?
At the 19 October 2026 Bank Negara Malaysia middle rate (noon session), S$1 buys RM3.1903, so S$2,000 is RM6,380.60. Run it the other way and RM4,000 is about S$1,254, and RM6,000 about S$1,881. These are arithmetic on one day's rate, not rents.
The rate moves daily, so treat any conversion as a snapshot. If you are paid in Singapore dollars and your rent is in ringgit, a stronger Singapore dollar helps you and a weaker one costs you. That is a risk a Singapore-side renter simply does not carry, and it belongs in the comparison.
Is Singapore rent going up or down right now?
Slightly up overall, with the outer suburbs slightly down. URA's 24 July 2026 release shows the private residential rental index rose 0.7% in the second quarter of 2026, after 0.3% in the first. Within non-landed homes, rents in the Core Central Region rose 1.2%, the Rest of Central Region was unchanged, and the Outside Central Region fell 0.3%.
That is direction, not level: the index tells you how rents moved, not what a flat costs. It is still useful for one reason. If you are weighing a Singapore flat in the suburbs against Johor, the Singapore side was not getting noticeably more expensive last quarter, so a gap you see today is not being widened by a sudden jump.
How do you find real rents for each side?
Use transaction data for Singapore and live listings for Johor, and write down what you find rather than relying on a headline.
For Singapore, URA runs a search of private residential rental contracts submitted to IRAS over the last 60 months, which shows contracted rents rather than asking prices. For Johor Bahru, this article could not verify an official published rent figure: the national property data agency's public pages checked did not show Johor rental values in a readable form. So for Johor, compare at least five live listings of the same size and condition in the area you would actually live in, and note the date.
Two rules keep the comparison honest:
- Compare like with like. A Singapore condo and a Johor condo are different products in size, facilities and age. Compare bedrooms, floor area and facilities, not the word "condo".
- Compare listings with listings, or contracts with contracts. Asking rents run above signed rents in most markets. Putting a Singapore contract figure next to a Johor asking figure flatters Johor by an amount you cannot see.
What does the total monthly cost include beyond rent?
Add the commute, the currency risk and the one-off costs, because for a cross-border worker they can outweigh a rent saving. A simple monthly sheet needs five lines:
1. Rent, converted at one stated rate. 2. Commute, round trip, every working day: fuel or fares, tolls, parking, and whatever the crossing costs you. Measure it; do not estimate it from a map. 3. Time, door to desk including immigration, in both directions. It has no ringgit price, but it is the reason many people move back. 4. Utilities and building charges, which differ by building and which a listing often states separately from rent. 5. Deposit and set-up costs, spread across the lease. Ask how many months' deposit each landlord wants and what the agreement says about its return.
Do the sum for both homes with the same spreadsheet. If Johor wins only when the commute is left out, it did not win.
Does the RTS Link change the comparison?
Not yet. LTA's 2 October 2026 release says passenger service is now expected in February 2027, subject to independent safety certification and final regulatory approval from both countries, with trials and system tests due to finish by 31 December 2026. Until it carries passengers, price your commute on what you do today.
When it does open, LTA's project page describes a roughly 4 km line between Bukit Chagar in Johor Bahru and Woodlands North in Singapore, about five minutes between stations, up to 10,000 commuters per hour in each direction at peak, with both countries' immigration checks done at the departure station. If those claims hold, the time line of your sheet gets shorter. Whether Johor rents move in response is not something anyone has verified, so do not pay a premium today for a promise.
Which country's tenancy rules apply on each side?
The rules of the country where the property is. Do not carry one regime across the Causeway.
For a Singapore tenancy, IRAS says tenancy agreements must be submitted for stamping with duty paid: within 14 days if signed in Singapore, counted from signing, or within 30 days if signed overseas, counted from receipt in Singapore. IRAS also says tenants are liable to pay the stamp duty unless the tenancy agreement states otherwise.
For a Johor tenancy, the lease is Malaysian, stamped through LHDN (the Inland Revenue Board of Malaysia, also called HASiL). LHDN's penalty page says an instrument executed outside Malaysia must be stamped within 30 days of its receipt in Malaysia, and it applies penalties for late stamping. This article does not quote LHDN's tenancy duty rate or the penalty amounts, because the LHDN pages checked did not give a rate table and the penalty table on the page showed an inconsistency. Confirm both with LHDN before you rely on a figure.
The practical point for a commuter: the deadline and the person liable differ between the two countries. If the home is in Johor, follow LHDN's rules even if you sign at a desk in Singapore.
Quick answers
Is renting in Johor Bahru cheaper than Singapore? Likely cheaper on headline rent, but this article could not verify an official Johor rent figure, so it does not give a percentage. Compare your own like-for-like listings, then add commute and currency costs.
What is S$2,000 in Malaysian ringgit? RM6,380.60 at Bank Negara's 3.1903 noon middle rate on 19 October 2026. The rate changes daily.
Are Singapore rents rising? URA's index rose 0.7% in 2Q 2026 overall, with the Outside Central Region down 0.3%.
When does the RTS Link open? LTA expects February 2027, subject to safety certification and regulatory approvals.
Can I use Singapore stamp duty rules for a Johor lease? No. A Johor lease is stamped under Malaysian rules through LHDN.
Where Rentora fits
If you decide to compare Johor options, Rentora Malaysia lets landlords and tenants deal directly, sign the tenancy agreement digitally and keep the stamping deadline in one place. Browse Johor Bahru homes on Rentora Malaysia, see how the agreement and deadline tracking work on the tenants page, or, if you own a Johor property, the landlords page.
